Thirty-two homes on the site of a former printworks between the Oxford Canal and a walled Victorian garden. The wall is listed and was the reason the site had stood empty for two decades; here it becomes the spine the whole scheme is planned along.

Every home has direct access to planted ground, which on a site at this density normally means balconies. Here it meant single-aspect terraces cut into the section, so the garden runs continuously from the canal to the wall without a single private fence across it.
Conclusion
The Slateon Garden was the obstacle that made the site unviable for twenty years. Planning the scheme along it rather than around it is what made thirty-two homes possible on a plot that had been declared too difficult.
